Miracles Not Guaranteed, but Staging Does Work

Home sellers today look to every available avenue to help sell their homes. Every single home stager is able to tout at least 10 benefits of staging your home – I would like you to know a few things that staging is not:

1) Home staging is not a guarantee for a specific number of visitors.

2) Home staging and the home stager are not miracles workers.  Home Staging is a piece of the real estate puzzle and only works when all the pieces are in place.

3) Home staging does not cover up blemishes, stains or structural issues.  It is unethical for a professional stager to do this – so please don’t ask.  If you have issues, take care of them prior to staging. Consider a pre-sale home inspection.

4) Home staging does not take the place of disclosures or inspections.

5) Home staging is a service provided by humans for humans.  It’s an emotional process that allows buyers to connect, linger and visual themselves living there.  It’s not cut/paste, black/white or as easy as it looks.

6) Home staging does not guarantee that a buyer’s furniture will fit in the space or look right.  The furniture/accessories displayed are for example only and should be treated as such.

7) Home staging is not decorating. Yes, there is a difference.  Decorating is personalizing a property to the home owner’s likes and tastes. Staging is depersonalizing the property and making it appealing to anyone who walks through the door.

8) Like your REALTOR, home stagers do not get paid as much as you think.

9) Home staging is a marketing tool – not a gimmick.

10) Home staging is not optional – think about it – whether using the services of a professional or not – most home sellers know to make their beds before leaving for the day.

My First Staging Experience .. A Trip Down Memory Lane

My phone rang.  It was a REALTOR calling.  A long time client of mine who actually understands and “gets” the whole stage your property before it’s listed thing.  But, this conversation was a bit, shall I say, out-of-the-ordinary.  No, she wasn’t calling to schedule a consultation …. but – well, here I’ll paraphrase it for you.

REALTOR:  Hi Calie, this is Kim from XYZ Realty.  While sitting at a house today waiting for the home inspector, it dawned on me that I think this is a house you staged.

ME:  Really?  How can you tell?

REALTOR: Well, it just “looks” like you.  Did you stage a house in this community?

ME:  Why, yes I did.

WOW – It floored me to think that I have a “staging style”.  This particular house I staged was for another agent in the agency, but they didn’t know each other (at least not that well).  I thought it was quite a compliment to think that I have such a unique “staging style” that I could actually be recognized by the work that I’ve done….

Of course, this lead to my going down memory lane.  As a stager, has my style morphed into something better than it was 5 years ago?

I thought I’d share some memories of the very first house I staged.

The first house I ever staged was … very dated.  So for no out of pocket money – all we did to improve the downstairs guest room was move the furniture around, borrow a chair from the family room, flip the custom made daybed coverlet over and use the “plain” side.  The roll pillows were put in the closet and voila – it was sellable!

This master bedroom was also very dated.  So again, with no shopping spree -  all we did was turn the comforter over to the ”plain” side.  Added some decorative pillows and removed the bench from the end of the bed.

It wasn’t what’s called “model home” perfect, but you know what it was?  It was staged!  It was staged to appeal to perspective buyers. It was appropriately appealing for the neighborhood in which it was located.  And within a few weeks, you know what else it was?  SOLD!

Pretty good for my first staging, huh?

Part-Time Stager?

I recently came across Jonathan Dalton’s Blog entitled “Full-Time or Part-Time: That is the Question“. He addresses the question of entrusting a part-time REALTOR to handle all of the details of one of the largest financial transactions you may ever been involved in.

To add my thoughts, I wonder if home selling America understands the difference between a part-time hobbyist and a full-time business owner dedicated to the practice of professional home staging?

I feel ever so strongly about hiring a part-time stager to do the job of a trained professional who is in the business of being in business. Staging homes is a demanding job – it requires being up to date on current trends, shopping, frugality (which is indeed very difficult to be when you’re in a hurry), marketing, inventory controller, accounting, bill collecting, inside and outside sales, as well as handling the responsibilities of running the office – AND keep in mind that it all must be done in a professional manner. Can it all possibly be done in a few hours a week?

When interviewing a home stager, I would have a list of questions available that looked something like this:

1) How long have you been in business?

2) What kind of training have you had? Do you have any credentials?

3) Can I see your portfolio?

4) Is this a full time venture for you? Do you have a list of references or recommendations?

5) Are you insured?

and the list goes on… I question whether someone who works 8-5 at “their real job” can truly serve the customer well after hours?

Is it convenient for you to reach the part-time stager? What if you’re standing at the paint store at 10am and need to confirm the name of the color that the painters need to begin their work? If the stager doesn’t return your call until 5:30pm, I question, “Does this serve you well?”

Evidence proves that truly “the only party disadvantaged in the process is the consumer” Why would you hire anyone to complete a project on your behalf that does not have your best interest in mind?

Yes, this is a touchy subject that could be discussed or even argued till the cows came home … however, at the end of the day, I, for one, would want to hire someone who has proven themselves to be dedicated to their chosen profession and believe in themselves enough to be dedicated to a full-time business, rather than a part-time hobby.
